I Lost Half a Million Dollars on a Handshake Deal — Learn About It On The Cashflow Project

I just sat down on The Cashflow Project and we didn’t hold back.

No highlight reel. No fake guru talk. Just straight trenches stories, brutal lessons, and the exact tools I’m using right now to build in 2026.

If you’re tired of polished success porn and want the real map — the one that shows exactly where the landmines are — hit play on this episode.

Here’s what we covered and the biggest takeaways you can steal today.

From $3M Lawn Business to Millions in Real Estate

I started senior year of high school turning frustration with expensive advertising into a business that hit $3 million in revenue — all while my guidance counselor and parents thought I was crazy for skipping the factory co-op.

Bought my first house at 21 for $34,000 in Kentucky. House-hacked it. Did flips, rentals, and later syndicated bigger deals. I’ve held millions in real estate and still tell every hungry builder the same thing:

If you’re trying to get in the game right now, go buy a four-plex, put 5% down, live in one unit. That’s the cheat code most people are sleeping on.

But real estate is fun… until it isn’t.

The $500,000 Gym Landmine (The Story I Rarely Tell in Detail)

At 27 I bought a local fitness center with money I’d made from the lawn business. Rebranded it, added supplements and apparel, struck a school-athlete membership deal — the place was cranking.

Then a slick realtor walked in with a “confidential” buyer. I trusted a handshake and an old-school “we’ll keep it quiet” promise instead of NDAs and lawyers.

The leak spread like wildfire in a 20,000-person town. Members bailed. The deal collapsed. I lost the half-million-dollar building and a six-figure business.

I didn’t default on the loan though. I carried it for another 36 months and paid it off out of the other businesses on pure principle.

That failure taught me more than any book ever could.

I call it the Lieutenant Dan Method.

You know the scene in Forrest Gump — the field full of landmines? Instead of walking blind, find the old dudes who already blew their legs off and ask, “Hey Lieutenant Dan, where did you step?”

That’s exactly what I’m doing for you in the episode — and in the new lead magnet I just dropped:

The AI Pivot That Changed Everything

After that loss I built Carroll Media helping insurance agents crush social leads for a decade.

Then in November 2022 I jumped on ChatGPT, watched the first image come out with melting faces, and said out loud: Technology is undefeated.

Instead of waiting to get disrupted, we built Alli — your first AI team member.

Alli handles front-office work: engages on social, builds and manages your website, and answers the phones. The exact high-impact tasks that usually eat a small business owner’s time and get handed to low-skill hires.

This isn’t sci-fi hype. It’s practical leverage.

The adoption numbers still blow my mind:

The internet took 8 years to hit 700 million users.

ChatGPT did it in 24 months.

We’re at another k-shaped split in the economy. Hunters who learn to use AI as a jetpack go up in freedom and net worth. Everyone else gets left behind.

I’ve now put over 1,200 hours into ChatGPT and another 1,500 into Claude (mostly editing my book because I’m dyslexic — these tools gave me superpowers I was never supposed to have).

The Hunter Head Game — 80% of This Is Between Your Ears

The episode gets real about mindset.

80% of entrepreneurship is the six inches between your ears. How long can you stay in the batter’s box after life knocks you down?

Victims choose short-term easy for long-term hard.

Hunters choose short-term hard for long-term easy.

The old world rewarded obedience.

The new world demands killer instincts.

That’s why I spent ten years writing the book. We distilled 500 pages down to 260 of pure frameworks using AI. You can even chat with the book itself on my site.

Rapid-Fire Gold from the Episode

  • Favorite book outside my own: Outwitting the Devil (Napoleon Hill — get the audiobook)
  • My superpower: Showing up fully present and connecting eye-to-eye in a distracted world (turn your damn notifications off)
  • Advice to 20-year-old me: Life will test you, but the tests don’t come from God — stay locked on your path and the gifts you’ve been given.
  • Advice for the busy working professional: Don’t beat yourself up over past “wasted” money on fun. Master selling, extract money from the marketplace, and enjoy the ride while you stack skills.

Where to Go Next – Listen To The Cashflow Project

If this episode lit a fire under you, here’s what I want you to do right now:

  1. Listen to the full episode on The Cashflow Project above.
  2. Download the free Lieutenant Dan lead magnet — It breaks down exactly what went wrong in the gym deal and the four landmines you must avoid on your next transaction.
  3. Grab The Hunter Head Game — packed with the frameworks that turned my losses into leverage.
  4. Meet Alli — your first AI team member. Stop doing low-level work yourself.

You don’t need permission to build something meaningful.

You need clarity, systems, leverage, and the right head game.

The field is full of landmines.

Stop walking blind.

Find the guys who already stepped on them… and then go hunt.

Now get after it.
